Property Inventory
I offer professional, accurate and detailed inventory reports.
An inventory is a thoroughly detailed report which items all contents of a property and its surrounding garden/ outbuildings. It states the condition of the property and it is supported by many photographs. Inventory's are a very important document and can help to resolve any disputes that may arise at the end of a tenancy.
Property Check In
I attend the property, go through the inventory with the new tenants and at the end I request the tenant signs the inventory. I then take meter readings, test the smoke detectors and hand over the keys to the tenant and any additional information regarding the property.
Property Check Out
I arrange a check out time with the departing tenants. When I attend the property we go through the inventory and closely inspect for any damages, check the cleanliness and the overall property condition. Once this is complete I report my findings to the landlord, I take meter readings and collect the keys.
Property Inspection
I would carry out a property inspection during the course of a tenancy, this gives the tenants an opportunity to discuss any issue's that they may have, it also gives an indication to the landlord on the condition of the property. Whilst at the property I test the smoke alarms.
Property Viewing
I will attend the property to show the prospective tenants around, I will have all the information needed about the property to ensure I can answer any questions that the prospective tenants have.
End of Tenancy Clean
At the end of a tenancy when the tenant and their belongings have vacated you may need to have the property cleaned throughout in preparation for the next tenants. It could be that you have had workman in and just need a freshen up. Whatever your end of tenancy clean needs, please get in touch.
EPC (Energy Performance Certificate)
An Energy Performance Certificate is a document that sets out the energy efficiency of a property, it works on a traffic light system that goes from A-G. A being the most energy efficient. It will give the property's current score and also its potential score.
As well as the scores an EPC will also indicate any recommendations for the property.
Any property that is being sold or rented out is required to have an Energy
Performance Certificate.
Property Floor Plans
I provide floor plans which will give potential buyers or tenants a better idea of the size and layout of a property, this can help with waisted viewings.
Project Management
When there are works being undertaken in a property it is a good idea to have someone to watch over the works

Setting and adhering to a budget that implements cost-saving measures
Consistently monitoring the costs, progress and quality of a project
Organising all project-related paperwork
Communicating with clients to continuously define project objectives
Negotiating with contractors and suppliers
Coordinating all project team members so workflow remains on schedule
